Step 1 – Get ready to buy a home
There are plenty of things you should take into account prior to starting your home search.
It's likely that you'll want to form a checklist of features you need to have, plan for what school districts you want to live in, and begin planning around your budget.
Keeping your mortgage payment less than a third of your net monthly income is a good rule to adhere to.
Step 2 – Speak with a real estate agent in Naples
This is where I come in.

Step 3 – Start looking for a home
After our initial meeting, I'll begin finding available homes on the market that suit your needs.
I'll preview most of the homes and throw out the duds, and then we'll book appointments to tour the houses when it's convenient for you.
When we tour the houses, I'll show you the good features and bad ones. I'll also ask you to tell us about things you like and dislike.
It's widely common for buyers to revise their must-have list as we view homes and some items become more important than others.
If that's the case, I'll search the listings one more time and trim it down to the house you've been waiting for.
Step 4 – Know the housing market
An agent's knowledge of the Naples market is a leading aspect in your home search. And I assure you I'm familiar with all the schools and neighborhoods, and I can communicate which districts are "hot" and demand immediate action and the ones that are "cold" and allow for thoughtful examination.
As we tour homes, I'll make sure to communicate if the asking price has room for negotiation or if I believe the home is "priced to sell."
When working with an agent, be careful and be sure to ask plenty of questions, as every REALTOR in Naples will claim to truly know the market.

Step 5 – Find the home you've been waiting for
I'm confident we'll find your dream home in the Naples area. When that happens, I'll thoroughly develop your home purchase offer. The offer will be tailored keeping your needs in mind and the home, including some contingencies, such as acquiring financing, completing the inspection, and a clear title.
Upon turning in your offer, you'll want to submit "earnest money." This is a cash deposit submitted to a seller to secure the offer to purchase the property and is most often put towards the closing costs. If the seller accepts the offer, we should close on the home within 30 to 60 days afterward. This allows enough time for your mortgage financing.
Step 6 – Negotiate
Unfortunately most contracts don't close on the initial offer. It's extremely common to receive a counter offer. But don't let this intimidate you. We'll consider whether or not to take the counter offer, submit our own counter offer, or refuse the seller's offer and go on.
Market conditions determine how aggressively we negotiate the contract.
We'll also work within your financing budget. And at the end of the day, we'll put together a deal that works well for you.
Step 7 – Secure a loan
After we sign the final deal, you'll begin working with your lender to close the loan.
It shouldn't be a long process at all if you've been pre-qualified, but you'll need to stay in close contact with your mortgage lender.
And I'll deal with all the property information your lender needs to close the loan.
Step 8 – Close the deal
Your lender will give you a Loan Estimate (LE) of your closing costs within three days of receiving your loan application. You'll get a Loan Estimate (LE) outlining closing costs from your lender within three days of taking your loan application.
This estimate is formed from the loan amount, and RESPA requirements order that it has to involve all closing costs and fall within a tight range of accuracy. I'll examine the estimate and let you know if it all looks permissible.
Then it's time to close on your house. This should occur at a title company or escrow office and will most likely be a smooth and pleasant occasion.
Step 9 – Move in
